What is Medium-Term Accommodation (MTA)?
MTA is an NDIS-funded support that covers the cost of your accommodation for a period of up to 90 days. It is designed for participants who have a confirmed long-term housing solution lined up but cannot move in immediately.
Common scenarios where MTA is the right choice:
- You are waiting for home modifications (like ramps or rails) to be finished at your permanent address.
- You are waiting for a vacancy to open up in a Specialist Disability Accommodation (SDA) property.
- You have been discharged from hospital but your long-term support setup isn’t ready yet.
- Your current living arrangement has suddenly broken down, and you are transitioning to a new SIL home.

MTA vs. STA (Respite): What’s the Difference?
It is easy to confuse the two, but NDIS funds them differently:

Eligibility Checklist
To access MTA funding in your NDIS plan, you generally need to show:
- A confirmed long-term destination: Evidence that you have a place to go after your MTA stay concludes (e.g., a tenancy offer or a date for completed renovations).
- Disability-related need: Why you cannot stay in your current environment (e.g., it is unsafe or inaccessible).
- Support needs: That you require disability-specific accommodation rather than a standard rental.
